I toured the Overture Buckhead South 55+ Apartment Homes. It was a very nice facility and it had kind of a contemporary look to it. I liked the layout. I looked at a one-bedroom with a den and I liked it a lot. It had a kitchen area, living room, den, and porch, and it had a bath with a walk-in closet. I only met one staff and she was very friendly. They had a heated saltwater pool and a community room. It looked well kept up. I think it would be a good community for independent living. The area is busy where it is, but I didn't see a whole lot around there as far as restaurants that you could walk to. There's a separate parking garage.

We are at Overture Buckhead South 55+ Apartment Homes. It's beautiful. If I had a magic wand, I would transplant it somewhere where it's nice and quiet instead of in the middle of downtown Atlanta. So far, I've been very pleased. One of the things that they have that pleased me was that they had a saltwater pool that stays warm year-round at the same temperature, so it can be used all year round. They've got an activities director and a general manager, and they have people that, whatever you need done, you just have to schedule it and they'll come up and take care of it. There is no housekeeping unless I pay for extra, but lightbulb, screwing something, fixing something, all of that is done right away. They're very quick. They don't have a kitchen per se because most of the people here cook their own meals. We have what is known as a chef kitchen, where you can either set up a whole party for yourself, bring in the stuff to cook, or have cooking demonstrations. The staff is wonderful and extremely helpful. The activities are wonderful.

My friend just moved into Overture Buckhead South 55+ Apartment Homes. It's a beautiful property. It's decorated very well and it has lots of amenities for the seniors. They have a full workout gym with trainers that come in, a very nice movie room, they have wine tasting, they have a salon, and a nice pool. The gentleman who took us on the tour was very courteous and very helpful. They have a library and a dining room where you can have your family come over and have a meal with them. So far, it's wonderful. It's just a little pricy.

My cousin will be moving into Overture Buckhead South. It's an over 55 community. I like it because it gives her the sense of being independent. It's close to a lot of things that are important to her, her doctors and that sort of thing. It looked nice. She's happy with it, and it's also affordable, far more affordable than assisted living or independent living in those places. The staff during the tour was fantastic, patient, knowledgeable, and understanding of the concerns that my cousin had with their location. They were great. The rooms were spacious, very modern, and much larger than what she would've gotten at any independent care facility for less money. There isn't a dining area, although they provide Continental-type breakfast. Outside of that, they do not provide meals, you cook yourself.

We've been having breakfast every day but they might need a little bit of variety. I feel like they need to keep it low for the seniors to be affordable.

Since December 2018, my mother lived here, and now I’ve lived here since summer 2020. What was once a beautiful community with wonderful people and staff that was safe and well-maintained, is now a beautiful community with wonderful people, but with a steady downward trajectory in quality of staff, maintenance, and safety. The “24 hour security“ is generally nonexistent, with security staff who are rarely seen, rarely answer the phone, and found sleeping in lounges or in their cars. Complaints about this to staff are often met with a “thank you for letting us know” and then with no change or follow through. There are increasing incursions onto the property by homeless people and the occasional “suspicious character“ walking down the hall who when engaged with a simple, “hi, how are you?” either ignores you completely or becomes belligerent. In less than a year I’ve experienced a car break-in and two separate package thefts from in front of my unit (one discovered later to have been a fellow resident), but there are no cameras to see the culprits, and security never responded to any of these incidents. Staff are increasingly more well-dressed and salesman-like, but now regularly ignore most emails and/or partially answer questions or concerns of current residents. Maintenance is generally professional and fast, but sometimes does either sloppy work, or will politely argue that what is reported as broken really is working just fine. Residents are generally wonderful people, but there are some unsavory characters who have younger, trashy people regularly staying with them who might be rude, ride bicycles up and down the hallways whizzing past elderly residents, or scream and fight with each other in the hallways. Carpets are immaculate as the vacuum seems to be running almost constantly around the building... but stairwells (like the one I use every day) have the same leaves, sticks, and little chunks of dirt they’ve had since I moved in. Garbage billows and collects around the building—something that appears to be unique to our community compared to the others in the neighborhood. My recommendation if you decide to move here is to get a unit that faces the inner courtyard as the outward-facing units deal with the regular revving and rocketing of muscle cars that speed and/or race each around the neighborhood and all times of day or night.
